The owner of this mid-1980’s West Hills townhome felt that the property was in need of structural seismic upgrades and a patio remodel once a leak was discovered between the front patio and the crawl space below. FBS got the call and was glad to help.
A structural engineer was consulted and all footings, columns, support beams, and exposed framing were immediately reinforced with the necessary steel brackets, straps, ledgers, and additional support bracing. The original brick patio and leaking drain trough were demolished and removed. Damaged framing, and siding material was eliminated and rebuilt.
Once construction within the structure was secure, an exposed aggregate patio was poured over a new waterproof membrane designed to protect the structure below. A floating deck and stair entrance was added and all new design elements, such as anchor points, slope and ground clearances, were redesigned to eliminate any possibility of future water intrusion into the structure. A new patio entrance and privacy wall were constructed in the form of a powder coated steel frame with frosted glass panels. The original door was reinstalled and incorporated into the design to maintain similarity to neighboring units, thus satisfying HOA requirements. Low voltage patio lighting and an improved irrigation system were also installed. Special care was taken throughout the project to protect trees and other existing landscape features.
The result was a highly functional, practical, and sleek contemporary design. The homeowner can now rest easier with a more solid structure below and a beautiful entrance and patio to show off to the neighborhood.
